Custom home prices per square food varies a lot based on size, type of construction, and finish levels. Smaller projects will typically have a higher price per sqft than a larger home. This is because there are certain items that are necessary regardless of size (septic/well or tap fees, for example). Currently, we are seeing projects costing anywhere from $350 – $550 per sqft. To find out what your home’s price per sqft may be, we have an easy Questionnaire to help us accurately answer this question for you.

When someone is referring to the size of their home, or the price per sqft, they are only including the living areas, meaning bedrooms, bathrooms, kitchen/dining rooms – basically anything that is heated and livable space. This does not include garages, porches, decks, or unfinished basements.

Typically, land has already been purchased prior to talking to builders. However, if you do not already have land, don’t hesitate to reach out – a builder will be able to give some extra insights as to what land accommodates the project you have in mind. DHC also collaborates with developers who may have land or even a spec home that we can show you, or we can refer you to some local realtors who can help.

We are happy to work with clients who walk in the door with house plans that are all ready to go, but do not hesitate to come by prior to having plans. We have a few local architects/designers that we love to work with, and we can then be a part of the design process. It can be advantageous to have a builder contribute at the design phase, to help plan the design around a targeted budget and to incorporate certain builder preferences.

This is a tough question with a lot of variables. A typical custom home may be between 2,500-4,000 sqft, with middle of the line finishes (including granite countertops and custom cabinets). A home of this description may take between 9-12 months to build, from breaking ground to moving in. If you do not yet have house plans, factor in an extra 4-6 months for those plans.

Of course, you can! We want you to participate every step of the way to ensure you are getting the home of your dreams. We encourage our clients to visit the site so that you can not only see the progress but also to point out any changes you might want before it’s too late. Just be sure to contact us to arrange a visit before stopping by, as construction sites can be dangerous without precaution and supervision.

Homeowners are provided with a limited warranty agreement which includes one year and is related to major structural damage, defects in workmanship and materials resulting in non-compliance with the Standards of Construction.
